Listing Management & Updates

I optimize and keep your listing updated with SEO, market research, and guest feedback to attract quality guests and support stronger revenue.

Booking Coordination

I manage inquiries, reservations, and calendar flow to support smooth operations and quality stays—without you being pulled into day-to-day details.

Cleaning Team 

I’ll work with your cleaners or bring in my trusted ones. I align standards, manage schedules, and conduct post-clean inspections that follow very high-standard cleaning guidelines.

Marketing and Direct Booking

Your property will be marketed on Airbnb and Vrbo, as well as a custom direct booking site to support marketing and higher earning margins.

Guest Screening

I help reduce risk through booking settings, guest communication, and situational judgment based on over 10 years of experience working with guests.

Maintenance

I keep track of wear and tear, flag issues as soon as noted, and coordinate vendors so the home stays in great condition, small problems don’t become big ones and guests continued to be wow'ed.

Tailored Pricing Strategy

I manage pricing with dynamic tools and manual review to reflect the market, stay competitive and maximize revenue.

Guest Communication

I take care of all guest communication, from answering questions to offering local tips and assistance so your guests feel welcomed and taken care of.

Owner Communication

You’ll receive a monthly summary with your property's key performance highlights, financials, and any proactive or ongoing maintenance notes, as well as suggestions for upgrades.

This is a true partnership — not a “hand over the keys and disappear” arrangement. I work as your on-island hospitality agent, overseeing the guest experience, protecting the quality of your property, and handling day-to-day operations, while you remain an engaged owner who understands your property and stays connected to the business.

This service is tailored for properties on Maui, specifically  Maalaea, Kihei and Wailea, that are compliant with all current legal requirements.

I work on a commission-only basis, so the more money you make, the more I make—ensuring we're both invested in your success.
 

PRICING STRUCTURE*:

  • 20% commission fee

  • $1,800 minimum monthly fee

  • $1,500 one-time onboarding fee

* Final pricing depends on unit complexity, guest volume, and operational needs.

Your Airbnb listing will remain under your name, with me as your co-host. You’ll retain full control of finances and keep the listing and reviews, even if we part ways.

Hello, I´m Simone

I’ve been in the Short Term Rental industry since 2016. I've co-created and built three one-of-a-kind vacation rentals from the ground up, transforming them into a thriving, full-time hosting business that I now manage remotely from Maui.

 

With more than 9 years and over 950 five-star reviews on Airbnb, my properties have been featured on the Magnolia Network, HBO, and were named the top Airbnb in the state by Conde Nast Traveler. My passion is helping other hosts create a business they and their guests love, while crafting the lifestyle they’ve always dreamed of.

Through 10 years of hands-on experience, research, and study, I now share everything I’ve learned about building cabins, scaling profitable short-term rental businesses, and fostering long-lasting guest relationships.

On Maui, my approach is boutique and local—focused on guest experience, efficient operations, and respectful hosting.

Once we begin working together, I step in as your hospitality partner. That means I take primary responsibility for the guest experience — from communication to issue resolution to service recovery — while you remain the homeowner and final decision-maker on big-picture choices.

Because this is a boutique, hands-on co-hosting model — not a large corporate management operation — some services commonly bundled by big management companies (such as interior design, marketing or ads, legal/tax/accounting work, construction oversight, personal errands, or tech installation and troubleshooting) are not part of my scope, though I’m always happy to connect you with trusted local professionals if you need support. While I work thoughtfully and diligently to elevate guest experience and streamline operations, there is no guarantee of specific income, occupancy, or booking results, as short-term rental performance depends on many factors outside of my control — including market conditions, seasonality, property condition, and the level of effort and decisions made by each owner.
